Service Agreement + Scope & Limitations

This page outlines service charges, service boundaries, scope limitations, and general risk acknowledgment for work performed by WYCO Repairs.

Service Charges

  • All service visits are subject to a $120 minimum service charge, which includes travel and the first hour of labor.
  • Additional labor is billed at $70 per hour, calculated in 30-minute increments after the first hour.
  • The minimum service charge applies to all scheduled visits, including situations where work cannot proceed due to conditions outside the service scope outlined below.
  • Materials may be supplied by the client or billed at cost when provided by WYCO Repairs.
  • Client-supplied materials are installed as provided. WYCO Repairs is not responsible for defects, incompatibility, or manufacturer failure of supplied parts.

General Service Boundaries

  • Work is limited to non-licensed residential maintenance tasks.
  • No structural modifications are performed.
  • No plumbing, electrical, or mechanical system alterations requiring licensing are performed.
  • If licensed work is discovered or required, service will pause until corrected by a licensed professional.
  • WYCO Repairs reserves the right to decline work deemed unsafe or outside the service scope.
  • Work must be safely accessible using a standard step ladder (approximately 6–8 ft ladder height).
  • Tasks requiring roof access, attic entry, crawlspace entry, or specialized ladders are outside the service scope.
  • All work areas must be reasonably accessible and safe to perform the task.

Appliance Installation

  • Installation is limited to new, out-of-box appliances.
  • Installation must use existing hookups only.
  • No shutoff valve replacement.
  • No water line rerouting.
  • No modification of internal appliance systems.
  • Water line connections must be existing and accessible.
  • Minor bracket fastening or mounting required for standard installation may be performed.
  • Structural cabinet modification, countertop cutting, or wall opening is not performed.
  • If plumbing or electrical issues are discovered, installation will pause until corrected by a licensed professional.

Lighting & Electrical

  • Installation is limited to existing, secure junction boxes only.
  • Ceiling fans require existing fan-rated boxes.
  • Installation requires a functional electrical box and safe wiring condition.
  • No rewiring, connector splicing, or electrical system modifications are performed.
  • No attic wiring access.
  • Loose, damaged, or unsafe wiring will result in service refusal until corrected by a licensed professional.

Smoke / CO Detector Replacement

  • Replacement is limited to the same location as the existing unit.
  • No rewiring or connector modification.
  • Client must supply compatible replacement units.
  • No electrical upgrades or system modifications are performed.

Caulking – Interior Wet Areas

  • Service is limited to interior kitchen and bathroom wet areas.
  • Existing caulking will be removed and replaced.
  • The rear seam of the toilet base will intentionally remain unsealed to allow early detection of potential leaks.
  • A 24-hour cure time is required before exposure to moisture.
  • Surface-level mildew cleaning may be performed.
  • Structural mold remediation is not provided.

Drywall Repair

  • Drywall repair is limited to small patches, typically up to approximately 1 square foot per repair area.
  • Full sheet drywall installation is not performed.
  • Texture blending may not perfectly match surrounding surfaces.
  • Structural drywall or framing repairs are not performed.
  • Painting is only performed if client supplies paint and requests application.

Locks & Rekey

  • Lock replacement is limited to existing door cutouts.
  • No drilling new holes.
  • No structural door modifications.
  • SmartKey rekey services are limited to compatible lock models.
  • Client must supply compatible hardware.
  • Door alignment issues or structural door damage are outside the service scope.

Scope Expansion

  • Additional work requested during a service visit may require additional scheduling time or charges.
  • Tasks outside the originally discussed scope may not be completed during the same visit.
  • Additional labor time will be billed according to the standard hourly rate.

Liability & Risk Acknowledgment

  • WYCO Repairs is not responsible for pre-existing conditions, hidden damage, or outdated infrastructure.
  • If unsafe conditions are discovered, service may be paused or declined.
  • Older homes may contain fragile materials or outdated systems which can affect installation or repair results.
  • Minor cosmetic variations may occur in repair or installation work.
